A listing usually produces a bigger sale price. It also produces commissions, closing costs, pre-sale repairs, inspection credits, and several months of mortgage, taxes, insurance, and utilities while you wait. On a house needing real work, those line items frequently close most or all of the gap — and sometimes more than close it.
If the house is in decent shape, you can wait 60 to 90 days, and showings are not a hardship, list it. You will almost certainly net more. We will tell you that on the phone rather than waste your time, and we are happy to refer you to an agent who knows your area.
The repair list is long or expensive. The property is vacant and costing you money every month. It is an inherited house and the heirs live out of state. There is a foreclosure date on the calendar.
